A District Built for an Exposition
Old Louisville's mansion blocks rose almost overnight after the 1883 Southern Exposition closed and developers carved its 45-acre fairground into building lots. Within twenty years the district held more high-style Victorian residences per square mile than anywhere in America — Richardsonian Romanesque on Third Street, Châteauesque on Fourth, and Queen Anne running the length of St. James Court. Today the 48-block National Historic Preservation District protects more than 1,400 Victorian structures, and the original gas lamps still burn after dusk on St. James and Belgravia Courts.
The Blocks That Define Old Louisville
- St. James Court
The signature address — a divided boulevard around a central fountain, lined with the district's most photographed mansions. Host of the St. James Court Art Show every October.
- Belgravia Court
A pedestrian-only walking court running parallel to St. James, lit entirely by gas lamps. Homes here have no street frontage — entry is by the promenade only.
- Third & Fourth Street
The grandest single-family stock in the district. Stone Richardsonian Romanesque and Beaux-Arts mansions on lots that often run a full city block deep.
- Central Park Frontage
An 1880s Olmsted-designed park ringed by mansions originally built for the exposition jury. The best buy in the district for park-front living.
What Buyers Should Know
Old Louisville rewards buyers who understand preservation. Exterior renovations require a Certificate of Appropriateness from Louisville Metro's Landmarks Commission; interior work is generally unrestricted. Insurance carriers ask for roof, electrical, and plumbing documentation, and most properties benefit from a preservation-experienced inspector. Heating bills on a 6,000-square-foot mansion are real — radiator zoning and storm windows are the standard upgrades.
